THE

PROCESS

1

DEVELOP A VISION

We offer a free initial onsite consultation to discuss your specific vision, ideas, project scope, budget and timeline. We also provide a complete guide outlining the building process from start to finish. In addition, we explain our budget and contract process and answer any questions and concerns you may have. Following this meeting we assess the site conditions, identify risks and provide a detailed proposal outlining the project and estimated costs.

2

DESIGN CONTRACT

We carefully review your vision and then hand pick an architect from our group of professionals. We then begin drafting designs based on the look and feel of the land while incorporating your wish list and creative designs. During this process we assemble all the information we will need to move the project from a dream to a reality.

We will assemble the site information including a site survey, an arborist report if there are any large trees to be preserved, and any information available from the city about zoning, sewer, water and power connections.

Once the Architect has finished the design and you are 100% satisfied with your new home design, we submit the plans to our registered engineer to develop a structural plan that exceeds the local requirements for strength, earthquake resistance, and snow load.

We would also submit the plans for electrical and mechanical review as to have a complete design package that is ready for submittal to the city and also for final budgetary pricing.

PERMIT AND INTERIOR SELECTIONS

Once we have the plans submitted for review we can move forward with the next exciting step in the process, interior design. By conducting interior design work in parallel with municipal permitting, the potential impact of delays is minimized.

Our design staff and interior designers will work with you to develop a complete package of interior finishes including flooring, tile, cabinetry, lighting, plumbing fixtures and accents. We'll put together detailed drawings of all of the millwork (cabinetry) showing both the exterior elements, and interior layout, along with specifications for the finishes and hardware.

Depending on the city, the permit review process can take anywhere from 6 weeks to 6 months and we can use this time to finalize interior selections and lock in pricing from suppliers. Our primary goal is to have every single detail and contract finalized as to start work as soon as the city issues the permit.
